The Hartley's Block is a mixed-use development that occupies a quarter-block in historic downtown Lee's Summit, bringing a pedestrian and urban flavor to the historic downtown core, which enhances both the living and working environment. This rehabilitation and new construction project adds vital retail, office and residential space to the vibrant downtown area. The Hartley’s Block project is significant in demonstrating quality redevelopment in downtown Lee's Summit and Pycior + Co's vision was to set the stage for future projects of this style and character.
The cornerstone of the Hartley's Block is 9,000 square feet of retail/office space housed in the former hardware store and Hartley's Furniture store. The exterior courtyard created an ideal gathering space for a restaurant, while the historic, second story loft is the unique and distinctive office headquarters for Pycior + Co. The Hartley’s Block redevelopment also includes:
- Grocery Store Retail – rehabilitation of 3,000 square feet of prime storefront along Douglas Street
- Vogue Retail – 4,000 square feet of new retail space. To keep the art deco feel, Pycior + Co reproduced the new façade with the look of the old Vogue Theater.
- Vogue Condominiums –18 new residential units to revive the Douglas Street liner with urban style condos overlooking a California style-courtyard, offering more than 23,000 square feet of living space overlooking historic downtown Lee's Summit.
- Parking Structure – 4,000 square foot, multi-level parking structure with ample parking, providing relief for shortage of downtown parking options.

To celebrate the rich history and revitalization of Downtown Lee's Summit, in April 2009, Kurt Pycior, solidified his vision in bronze. Because the heart of Lee's Summit is alive in downtown and at the Hartley's Block, Pycior commissioned world-renowned sculptor Kwan Wu to create a bronze sculpture and fountain for the people of Lee's Summit to enjoy called "Kids at Heart". The public art project similar to the revitalization of downtown was possible thanks to a strong public-private partnership between the City of Lee"s Summit, the citizens of Lee"s Summit and Pycior + Co.

The lot where the Midland-Capitol building stands used to be a parking lot. Those who hadn’t seen the corner of 3rd and Douglas before would never know that the Midland-Capitol building was not there prior to 2008.

Pycior + Co redeveloped the historic Vogue Theatre replicating the building's art deco exterior into an 18-unit unique condominium complex. The one, two and three-bedroom condos offer panoramic views from the rooftop decks, a private gated courtyard and a covered parking deck. The building is just south of the corner of 3rd Street and Douglas Streets in downtown Lee's Summit.
